What Plot2Plan is — and is not

Plot2Plan produces computed estimates: building-rule envelopes (setbacks, FSI, height), AI-drafted floor plans checked by a rule validator, feasibility reports, scorecards, checklists and material calculators. All of it is advisory. Nothing on this site is a sanctioned building plan, a legal opinion, an engineering or structural design, a valuation, or investment advice. Rules carry exceptions (CRZ, red-hill zones, road reservations, layout-specific conditions) that a generic engine cannot see. Before buying land or building, confirm everything with a licensed architect, a property lawyer and your local planning authority.

Checklist and scorecard answers you record are self-reported — Plot2Plan never verifies documents, titles or site conditions.

Your account and content

Sign-in is optional. You are responsible for what you save — plot details, notes, photos, imported floor plans — and you confirm you have the right to upload it. We may remove content or suspend accounts used unlawfully or abusively (scraping, attacking the service, uploading content you have no rights to). You can delete your saved data or account at any time; see the Privacy Policy.

Payments

The core generator is free. The paid feasibility-report tier, when enabled, is charged per plot at the price shown before you pay, processed by Razorpay. A purchased report unlocks for the specific plot inputs you bought it for. Because the report is delivered instantly and derived entirely from inputs you control, payments are non-refundable except where the report failed to unlock — write to vinodhec@gmail.com and we will fix it or refund it. During the free beta, no payment is required.

No warranty, limited liability

The service is provided “as is”, without warranty of any kind — including that outputs are accurate, complete, current with local by-laws, or fit for any purpose. To the maximum extent permitted by law, Plot2Plan's total liability for any claim arising from the service is limited to the amount you paid us for the item giving rise to the claim (zero for free features). We are not liable for decisions made in reliance on advisory output — including purchase decisions and construction outcomes.

Intellectual property

The site, its rule engine, content and design are ours. Plans and reports generated from your inputs are yours to use for your own plot, including sharing them with your architect or builder. Republishing site content at scale or reselling generated output as a service requires written permission.

Governing law and changes

These terms are governed by the laws of India; courts at Chennai, Tamil Nadu have exclusive jurisdiction. We may update these terms — the date above changes when we do, and continued use after a change means the updated terms apply.
