Compound wall cost calculator

A contractor gives you one number — “so much per running foot” — and there is no way to tell what is inside it. This page prices the wall the way it is actually built: foundation, masonry, finish, topping and gate as separate lines, with a rate per running foot and per square foot of wall face at the end. Then it lists, in rupees, exactly what makes your wall cheaper and what makes it dearer.

This is why two quotes never match. Always ask what height a per-foot rate is quoted at — and whether the foundation under it is sized for that height.

Structural: A 6 in wall stands free to about 5.0 ft. At 6.0 ft it needs RCC piers every 10 ft — 13 of them, priced in below. A quote that leaves them out is cheaper because it is a wall that leans.

Ways to spend less (13)

  • Frontage and gate now, side and rear on temporary fencing until you build. The biggest single deferral available, but you pay the fencing twice.
  • Saves the contractor's material margin, but you carry procurement, wastage, storage and theft on site.
  • A neighbour who already built their wall — or agrees to split it — halves that stretch. Get the split and the centre-line in writing before you start.
  • A grill or barbed topping buys the same security for a fraction of what solid masonry costs per foot of height.
  • Cheapest and fastest — posts drop into pits, no continuous footing, and the posts are the vertical support. Can be dismantled and reused; looks utilitarian.

What pushes it up (19)

  • Most expensive per foot and the most durable — the 12 in section needs no piers. Common where stone is quarried locally.
  • Motor, track and remote. Needs a level track run beside the opening, an RCC-grade pillar to mount on, and a power point — budget the electrical too.
  • Height is the most expensive thing you can add: it costs masonry and finish over the whole perimeter, and widens the footing under all of it.
  • Height and security without a taller solid wall — and usually the compliant way to get above the solid-wall cap, since most by-laws measure the solid portion.
  • 18% on the works contract. It is the single biggest line most buyers forget to ask about before shaking hands.

Before you sign

  • The compound wall sits on your plot boundary, not on the setback line — the setback is where the building stops, not the wall.
  • A swing gate must open inward: it cannot swing over the road. Check you have the gate width in clear depth inside the boundary, or use a sliding gate.
  • Ask for construction joints every 20–30 ft. Long unjointed walls crack at the weakest point instead of at a joint you chose.
  • Plan for 21 working days, and do not let anyone plaster before the masonry has cured a week.

Estimate, not a quote. Rates are mid-2026 South-India market assumptions for material + labour and move with steel, cement and labour prices — get two local quotes before you commit. The structural note applies a free-standing-wall rule of thumb, not a design: a licensed engineer sizes anything you build. Wall height is a local by-law question we hold no verified rule for.

Why the height changes everything

Nearly every line in a compound wall bill is priced per square foot of wall face. Add a foot of height and you add masonry, plaster and paint across the whole perimeter at once — and the footing under it has to widen to carry the extra. Here is the same 6 ft solid concrete block wall, plastered and painted on the street face, concrete coping on top, with a 10 ft ms gate on a 30×40 ft plot, at each height:

Foundation rates are quoted at a 5 ft wall and scale with height. “Stands free to” applies the usual free-standing-masonry rule of thumb (unsupported height ≤ 10 × thickness). It is a sanity check, not a structural design — a licensed engineer sizes anything you build.

Common questions

How much does a compound wall cost per running foot in India?

For a 6 ft solid concrete block wall — plastered and painted on the street face, with a concrete coping — the estimate works out around ₹2,423 per running foot including a 8% site contingency, before the gate. The single biggest reason two quotes differ is height: the same wall at 4 ft is about ₹1,502 per running foot and at 8 ft about ₹2,998. A per-foot rate without a stated height tells you nothing.

Why does the cost depend on the height so much?

Because almost every line in the bill is priced per square foot of wall face, not per running foot. Add a foot of height and you add masonry, plaster and paint across the whole perimeter at once. The foundation grows too — a taller wall needs a wider footing (roughly a third of the height), so even the one genuinely per-running-foot line scales up. And past a certain height the wall stops standing on its own: 6 inch block work is good to about 5 ft, above which it needs RCC piers, which is a step change in cost rather than a smooth increase.

What makes a compound wall cheaper?

The big levers, roughly in order: build precast panels instead of masonry; build lower and put a grill or barbed wire on top instead of solid height; plaster and paint only the street face; split shared boundaries with the neighbours who border them; build the road frontage now and fence the rest until you build the house; and take a labour-only contract if you can manage material procurement yourself. The calculator on this page prices every one of those against your own plot.

What makes it more expensive than the quote you first hear?

Ground condition is the usual one — filled soil, rock or a slope can add a third to the foundation alone, and a sloping plot needs a retaining section with weep holes. After that: 18% GST if the contractor is registered, RCC piers if the wall is taller than the section can carry, stone or tile cladding on the frontage, an automatic gate and its motor, and a plot that sits below road level and needs a retaining course before the wall even starts.

Is a precast compound wall cheaper than a block wall?

Yes, substantially — precast RCC posts and panels come in at roughly ₹130 per square foot of wall face against about ₹165 for solid block, and they need no continuous footing, so the foundation line drops too. They also go up in a couple of days rather than a couple of weeks. The trade-off is appearance and permanence: precast reads as a site boundary, and most people replace it with masonry when they build the house.

Can I check whether the rate my contractor quoted is fair?

Yes. Enter the ₹ per running foot you were quoted into the calculator and it compares that against the same spec priced from published rates, then tells you what to ask about — the height the rate assumes, the foundation depth, whether piers, plaster and paint are in or extra, whether it is labour-only, and whether GST is included. A quote well below the estimate is usually not a bargain; it is a different, smaller wall.

Does the compound wall go on the setback line?

No. The compound wall sits on your plot boundary. The setback is where the building has to stop, not the wall — that is why the wall encloses the full plot while the house sits inside the buildable box. Local bodies do commonly cap the height of a solid boundary wall (often around 1.5–2 m, with an open grill allowed above), so check the height limit with your planning office before you build.
