Most “3D floor plan” tools ask you to draw the house first. Below is the real output for a 30×40 ft plot on a 30 ft road in Chennai, rendered by the same components the app uses. The 2D plan and the 3D massing are the same room coordinates: the 3D view extrudes each floor by the 3 m floor height and stacks them.

How a plot becomes a 3D house
- 1. The legal envelope is computed, never guessed. Setbacks, FSI, height cap, ground coverage and the resulting floor count come from a deterministic rule engine reading TNCDBR 2019 — each number cited to its clause. No AI touches a legal number.
- 2. The layout is drafted inside that frozen envelope. The AI only arranges rooms, doors and windows in the buildable box — it cannot enlarge it.
- 3. The validator checks the plan before you ever see it. Rooms inside the setbacks, no overlaps, coverage and FSI within limits, one main door on the road wall, staircase aligned floor to floor, wet rooms stacked, and every room actually reachable from the front door through real doors. A plan that fails goes back for a repair round.
- 4. 3D is a view of that same validated geometry. Nothing is re-modelled, so the 3D can never show a house the rule checks did not approve.
The walkthrough: a route built from real doors
Open the 3D tab and you can drop to eye height and walk the house. Every room gets one viewpoint, the street outside the main door gets one more, and two viewpoints are connected only where a genuine door joins those rooms — the staircase is what links the floors. That connection rule is the same one the validator uses to decide whether a plan is livable at all, which is why the tour can never route you through a wall or into a room the plan does not really connect.

Is there a free 2D to 3D floor plan converter?
Yes — Plot2Plan is free during the beta. Enter your plot size, road width and facing and you get a 2D floor plan and a 3D view of the same building, with no signup, no software install and no file upload. The 3D view is generated from the plan's own room coordinates, so switching between 2D, detailed 2D and 3D is a tab, not a conversion job.
How do you get the 3D model from the floor plan?
Every room in the plan is a rectangle with metre coordinates. The 3D view extrudes each floor's rooms by the 3 m floor height and stacks the floors — nothing is redrawn or re-estimated, so the 3D massing is the same geometry the validator checked for setbacks, overlaps, FSI and circulation. If a wall moved in 2D, it has already moved in 3D.
Can I walk through the house in 3D?
Yes. The walkthrough places one eye-height viewpoint in every room plus one on the street outside the main door, and connects two viewpoints only where a real door joins those two rooms (the staircase joins floors). Because the route is built from the same door-matching rule the validator uses, you can never walk through a wall or reach a room the plan does not actually connect.
Do I need to install 3D software or upload a file?
No. The whole thing runs in your browser, including on a phone — the 3D library only downloads when you open the 3D tab. Nothing is uploaded to render a plan, and you can download the plan as a PNG or a vector SVG — or print it — from either the 2D or the 3D view.
Is the 3D view accurate enough to build from?
It is an indicative design drawing, not a sanctioned or structural drawing. Room sizes, setbacks, FSI and floor count are computed from the Tamil Nadu Combined Development and Building Rules, 2019 and are advisory — a licensed architect and structural engineer still produce the drawings you submit and build from. Use it to decide about a plot and to fix the layout before you pay anyone.
